Swire Properties and Sino-Ocean Land
to Set New Benchmark for Chengdu Office Developments

24 July 2012, Chengdu, China - Swire Properties and Sino-Ocean Land today announced that they have named the international Grade-A office tower at the Chengdu Daci Temple Cultural and Commercial Complex "Pinnacle One"(Chinese name: 睿東中心).

As its English name implies, Pinnacle One offers premium office accommodation in the prime location of Dongda Street, situated in the heart of Chengdu, which is often known as the financial hub of Western China. The office tower's Chinese name takes its inspiration from the Chinese characters for "wisdom" and "vision". Pinnacle One is intended to be developed as a trading property, and is scheduled for completion in 2014.

"As a key investment hub in Western China, Chengdu provides the ideal business location for multinational and local companies," said Guy Bradley, Chief Executive Officer ¡V Mainland China of Swire Properties. "Developed as part of our debut project in Chengdu, Pinnacle One enjoys a prime location, a world-class building design, a premium working environment and a well-connected local transportation network. We are confident that it will set a new benchmark for office developments in the city and offer tenants the best services and facilities in which to operate."

A 200-metre tower, Pinnacle One is located in close proximity to the bustling Chunxi Road shopping district, and enjoys direct connectivity to Chengdu's Metro Lines 2 and 3. Designed by the internationally renowned UK firm MAKE Architects, the office tower features a 130-metre long stainless steel canopy and 30-metre high atriums covered by glass roofs, striking design elements which will set new standards for office architecture in Chengdu.

"As part of the strategic development in Chengdu by Sino-Ocean Land and Swire Properties, Pinnacle One is an integral component of the Daci Temple Cultural and Commercial Complex. With both companies' extensive experience in commercial developments as well as first-class standard in quality and construction management, Sino-Ocean Land and Swire Properties will set a new standard for Chengdu's market. In addition, as part of the commercial complex, Pinnacle One will offer unique services that accommodate daily business needs, including the very best in lifestyle and entertainment." explained Chen Lei, Deputy General Manager of Sino-Ocean Land and General Manager of Chengdu Qianhao Real Estate Co. Ltd.

Building on the success of Swire Properties and Sino-Ocean Land's existing INDIGO joint venture project in Beijing, the Chengdu Daci Temple Cultural and Commercial Complex offers a total gross floor area of over 250,000 sqm*, comprising a high-end shopping centre with gourmet dining options, a boutique hotel and serviced apartments. The new mixed-use development is expected to become a prominent shopping and business destination for residents and visitors in Chengdu, and promises to bring a new visual aesthetic to the city, with its low-density design and distinctive blend of traditional Sichuan architecture and sleek contemporary design. The Chengdu Daci Temple Cultural and Commercial Complex is scheduled to open in phases from 2014 onwards.
